Initial meeting Fixed Fee Quote
A FREE initial consultation is given to all potential projects. This is a great chance for us to sit down with a coffee and really get a feel for what you are trying to accomplish.
Whether it’s a beautiful new home or that extension you always promised yourself, we can run through all your ideas and throw a couple of ours into the mix.
Following this meeting we will prepare a clear fixed fee quotation describing all associate costs and when each should be paid so there are no surprises.
Survey & Design
In most instances the starting point of your project is likely to be the survey of your land or any existing buildings on your site. Survey drawings are produced shortly afterwards. Working closely with you, a brief is agreed and the design process can commence.
At an early stage time is spent exploring all the options. Initially this will be done with simple sketches and plans, whilst ensuring that we keep things in line with the brief. This stage is normally done over a few meetings with the use of 3D modelling until the design concept is approved by you.
Planning
Following design agreement, drawings are prepared and submitted for planning and listed building consent if required.
We lodge all applications on-line which can speed up registration and allows the application to be tracked through the planning process.
Getting Your Building Warrant:
Once planning has been obtained more detailed drawings are produced and a Building Warrant or Full Plans Submission (in England and Wales) is submitted to the local Authority.
Consent is normally obtained after receiving and dealing with any comments raised.
Production Drawing & Tendering
If full services are required we would then prepare tender documents which consist of further detail drawings, Contract Preliminaries and a Schedule of Works.
A Schedule of works itemises all elements of the project required under trade headings and include specifications. These are then issued to an approved list of Contractors for pricing.
Work Begins On-Site
Once a contractor has been appointed, works commence on site.
Periodic inspections and meetings are held to monitor progress and inspect the works through to completion.
